1. Introduction
This Privacy Policy explains how INSTAHOME COMPANY LIMITED(" Instahome", "we", "us" or "our") handles information in connection with the Instahome mobile application and related services (the "Service"). Instahome is a property marketplace that connects tenants, buyers, landlords and sellers.
By using the Service, you acknowledge the practices described in this policy. If you do not agree with this policy, please do not use the Service.
2. Who operates Instahome
The Service is operated by INSTAHOME COMPANY LIMITED, a private limited company in the United Republic of Tanzania.

3. Information users provide
Depending on how you use the Service, you may provide:
- your full name;
- your email address and/or phone number;
- profile information you choose to add;
- property details and photographs (for landlords and sellers);
- identity or verification documents where landlord verification is requested;
- messages and communication records related to property visits;
- requests you submit, such as visit requests; and
- any information you include when you contact us.
4. Information collected automatically
When you use the Service, we and our service providers may automatically collect certain information, such as app interactions, approximate or precise location (where you permit it), device and diagnostic information, and identifiers used to deliver notifications. More detail is provided in the sections below.
5. Authentication information
We use an authentication service provider to help you sign in securely. Depending on the sign-in method, this may involve your email address, phone number, one-time verification codes, and authentication tokens. We do not store your account password in plain text.
6. Profile information
Your profile may include details such as your name, contact method and role (for example, whether you use the Service as a tenant, buyer, landlord or seller). You can update much of your profile information from within the app.
7. Landlord verification information
Where landlord verification is offered or required, we may collect identity or verification documents, such as an identification document or passport, together with related details. This information is used to support the verification process and to help reduce fraud and misuse. Verification is a safety measure and does not guarantee that every detail of a listing is accurate.
8. Property listing information
If you list a property, we collect the information you provide about it, such as the property type, description, price, availability, and location details including region, district and ward. Listing information is generally shown to other users of the Service.
9. Property photographs
Landlords and sellers may upload photographs of their properties. You should only upload photographs you have the right to use, and you should avoid including unnecessary personal or sensitive information in them. Uploaded photographs are generally shown to other users as part of the listing.
10. Location information
With your permission, the Service may access your approximate or precise device location to show nearby properties and improve map-based search. You can grant or withdraw location permission at any time through your device settings. Property listings also include location details provided by the landlord or seller.
11. Map and nearby search information
When you use map and nearby search features, information such as the area you are viewing and location coordinates may be processed to display listings and map content. These features use a third-party maps platform described under Service providers.
12. Visit request information
When you send or receive a property visit request, we process information related to that request, such as the listing involved, the parties involved, the status of the request, and related communications. This allows visit requests to be delivered, tracked and responded to.
13. Notification information
To deliver push notifications, we use notification tokens associated with your device through a third-party messaging service. You can control notification permissions through your device settings. Turning off notifications may limit certain features.
14. Device and diagnostics information
We may collect device and diagnostic information, such as device type, operating system, app version, and crash or error reports. This helps us understand problems, maintain reliability and improve the Service.
15. How information is used
We use information to:
- provide, operate and maintain the Service;
- enable search, listings, map features and visit requests;
- authenticate users and support account management;
- support landlord verification and reduce fraud and misuse;
- send notifications and respond to your requests;
- diagnose problems and improve the Service; and
- comply with applicable legal obligations.
16. Service providers
We use third-party technology service providers to help operate the Service. These currently include:
- Supabase — database, authentication and storage infrastructure;
- Firebase — push notification delivery (Firebase Cloud Messaging) and crash/diagnostics reporting (Crashlytics);
- Google Maps Platform — maps, geocoding and place-related features.
These providers process information on our behalf or as part of delivering their services. Their own terms and privacy practices apply to their handling of information. We do not make representations about any specific legal certifications held by these providers.
17. Data sharing
We do not sell your personal information. We may share information:
- with other users where you choose to make it available (for example, listing details and content shown to people browsing the Service);
- with service providers who help us operate the Service;
- where required to comply with law, or to protect rights, safety and the integrity of the Service; and
- in connection with a business transfer, such as a merger or acquisition, subject to appropriate safeguards.
18. Data retention
We retain information for as long as it is needed to provide the Service and for legitimate purposes such as legal compliance, fraud prevention, security, and dispute resolution. Retention periods vary depending on the type of information and the reason it is held. When information is no longer needed, we aim to delete or anonymise it within a reasonable period.
19. Data security
We take reasonable technical and organisational measures intended to protect information against unauthorised access, loss or misuse. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security. You are responsible for keeping your account credentials confidential and should not share your password or one-time codes with anyone.
20. User choices and rights
Depending on applicable law, you may be able to:
- access, update or correct certain information;
- request deletion of your account and associated data;
- manage device permissions such as location and notifications; and
- contact us with privacy questions or requests.

21. Account deletion
You may request deletion of your account from within the app or by emailing support@instahome.co.tz. Some information may be retained after account deletion where necessary for legal, fraud prevention, security, dispute or compliance purposes. 22. Children's privacy
The Service is not directed to children, and is intended for use by adults who are legally able to enter into rental or purchase arrangements. If you believe a child has provided us with personal information, please contact us so we can take appropriate steps.
23. Legal disclosure
We may disclose information where we believe in good faith that doing so is necessary to comply with applicable law or legal process, to respond to lawful requests from public authorities, to enforce our terms, or to protect the rights, property or safety of users, the public or Instahome.
24. International or third-party processing
Some of our service providers may store or process information on infrastructure located outside the United Republic of Tanzania. Where this happens, the information remains subject to this policy and to the arrangements we have with those providers.
25. Changes to the policy
We may update this policy from time to time. When we make material changes, we will update the "Last updated" date and, where appropriate, provide additional notice. Your continued use of the Service after changes take effect indicates your acknowledgement of the updated policy.
